During high season we offer 7 night minimum stays with Friday check in.
Outside of this we offer short breaks of 4 nights with more flexibility for check in. We will occasionally have 3 night stays if our calendar allows. Please use the calendar to select the dates you wish to book. You do not have to pay anything until your booking has been confirmed by us. Once your enquiry is sent this provisionally blocks the dates so no one else is able to book them. On receipt of your enquiry we will respond as soon as possible. A 25% deposit is required within 4 days of you submitting your booking request to us, or your booking request will be cancelled and the dates will become available again. Full payment is required 8 weeks before you are due to arrive. If payment is not received within this time it will be treated as a cancellation and full T&Cs will apply.
Prices are per night.
10% discount on last minute stays (up to 7 days before arrival).
10% discount on stays 7 nights and over in mid/low season (and high 4 night min only).
Low Season - November, December, January, February
Mid Season - March, April, May, June, September, October
High Season - July, August (7 night min) and holidays (Christmas, Easter, Half Terms etc - 4 night min)
There is a fully refundable housekeeping deposit of £200.
We have a cleaning charge of £50 per stay. We prefer to do this than increase price per night, so this keeps cost down on longer stays. We hire a professional cleaning company and pay a living wage.
Dogs are charged at £20 per dog per stay.

High Nightly: £115 (4 night min)
In the event of cancellation by you a charge will be made.
If your cancellation is more than 16 weeks from time of booking 100% refund minus £50 administration fee.
More than 4 weeks from time of booking - 25% of booking (deposit) will be charged.
4 weeks or less from time of booking - 50% of booking will be charged.
1 week or less - 100% of booking will be charged.
If you need to cancel your holiday please contact us as soon as possible by email or phone and inform us of the reason for your cancellation.
In the first instance we will offer to move the dates of your holiday free of charge.
If the cost of the new chosen dates is higher you will be asked to pay the difference. Payment must be made within 5 days of the change of date or we will presume you wish to cancel, your booking will be cancelled and full cancellation T&Cs will apply (see below). We are unable to refund the difference if the cost is less than your booked dates.
If your original holiday dates are more than 16 weeks from time a change of date is confirmed normal cancellation policy will apply to your new dates.
If your original holiday dates are less than 16 weeks from when you confirm a change of date, the holiday will become non-refundable and 100% of booking will be charged if you wish to cancel a second time.
In the event of cancellation a charge will be made.
If your cancellation is more than 16 weeks from the date of your arrival 100% refund minus £50 administration fee.
Less than 16 weeks from the date of your arrival - 25% of booking (deposit).
4 weeks or less from the date of your arrival - 100% of booking.
Any housekeeping deposit paid will be refunded in the event of cancellation.
If the cancelled dates are rebooked a discretionary payment may be made to the holidaymaker and this will be determined at the time, taking into account amount retained for cancellation and value of nights rebooked.
We strongly recommend you take out holiday cancellation insurance.
